25,000 sf Expansion of Existing Long Term Care Facility

Emergency department visits at the existing facility have increased by more than tenfold since the start of the oil boom in North Dakota.  Due to the increasing public need, Watford City knew they needed to enhance and grow their healthcare facilities.  McKenzie County Hospital has retained The CPI Group to provide master planning to define a scope for a replacement hospital and as well as expansion and renovation of their existing long term care facility.  The McKenzie Health system is adapting to changing needs due in part to the area’s rapid population expansion.

McKenzie County’s existing hospital is located in downtown Watford City and is hemmed in by the city around it with no room to expand.  The decision was made to build a replacement hospital and clinic adjacent to the existing long term care facility – which is on a 24 acre site allowing plenty of room for growth.

The CPI Group worked closely with McKenzie to support their efforts to gain funding for the hospital expansion from both the State of North Dakota as well as a loan from United States Department of Agriculture (USDA).  In order to gain access to the funding, the hospital had to submit a preliminary architectural report to USDA.  CPI developed conceptual plans, budgets and data (existing facility assessment, need for upgrades, and other background details) which combined with the client’s financial information was submitted to USDA for a loan request.  McKenzie County Hospital was successful in their request and received funding from both the State of North Dakota and USDA.

In addition to planning, The CPI Group was also engaged to provide architectural design and interior planning for the project.  The replacement hospital is designed adjacent to the existing long term care facility; part of CPI’s scope of work created a design for a combined entrance for the two facilities.  CPI engaged with the client to assist in procuring a loan from USDA to support funding of the project.  McKenzie County Hospital received the largest loan to date from the USDA to support their new facility.

Relocation of a city street to create space for the hospital.

A 2 story, 86,000 square foot replacement hospital and clinic.

A combined entry with a covered drive canopy.

A 25,000 square foot expansion of the existing long term care facility.

A separate entrance for the clinic on the lower level.

Renovation of approximately 17,000 square feet of the existing long term care facility.
